A townhome garage redesign near the 950 North interchange and a rezone from single-family to multi-family on 200 East go before Farmington's Planning Commission on Sept. 17.

The commission will hold a public hearing at 7 p.m. at Farmington City Hall, 160 S. Main St., on both proposals. Any recommendation would then go to the Farmington City Council for final action.

R1 Sage Townhomes: garages and backyards

Garbett Homes is asking to amend the project master plan for the R1 Sage Townhomes at 1771 W. 950 N., on North Station Lane. The builder wants to swap the approved rear-load garage layout, which included more shared common area, for a front-load garage design with private backyards.

The project is part of the larger STACK Real Estate North Station development. The Farmington City Council approved schematic subdivision plans for several STACK parcels, including R1, according to October 2025 council minutes. At that meeting, STACK's Ryan Thomas said the R1 townhomes would be individually platted rather than built as apartments, as originally planned.

The STACK project has drawn ongoing council attention. At a July 21 work session, Councilmember Scott Isaacson said, "I would like to keep an eye on Stack's contract, especially since deadlines are passing." City Manager Brigham Mellor said STACK would need to renegotiate with the council because an adjustment to the Housing and Transit Reinvestment Zone eliminated the existing tax increment deal.

200 East rezone: single-family to multi-family

Marty Curtis is requesting a rezone of roughly 0.36 acres at 37 S. 200 East. The proposal would shift the property from the Original Townsite Residential-Foothill zone, known as OTR-F, to the Multiple Family Residential-Foothill zone, or R-4-F. According to the city's land use matrix, R-4 zoning falls within the Mixed/Medium Residential designation, which allows denser housing.

The rezone would allow additional residential units on the property. The request returns to the commission after a July 16 hearing.
